The rental agreement covers holiday home Lys d'Avril, located in Glanges, France with the complete inventory and accessories.

Upon reservation, a 50% deposit on the rental fee is due, the remainder of the rental fee is to be paid no later than 6 weeks before the house is occupied. If the rental period starts within 6 weeks, the full rental sum must be paid. The booking is final when the first down payment has been made.

Until no later than 6 weeks before the start of the rental period, the tenant can cancel his booking in case of urgent necessity. The deposit then serves us to cover the costs. There will be no refund of the rental fee in the event of later cancellation. However, if another tenant is found for the rental period in question, the rent will still be refunded, minus costs. It is wise to take out cancellation insurance.

If the tenant does not fulfil his payment obligations on time, the landlord is entitled to cancel the arrangements made. This does not release the tenant from his payment obligation. Furthermore, the lessor can only cancel the agreement in case of demonstrable force majeure.

The rental period starts on the day of arrival at 4 p.m. on Saturday and ends on the day of departure at 10 a.m. on Saturday, unless agreed otherwise.

The lessee undertakes to occupy the property properly. On departure, the lessee must ensure that all waste is deposited in the appropriate containers, that no dirty dishes are left behind and that the property is left tidy. If the house is left dirty, those costs will be charged.

The tenant is liable for all damage caused to the rented property or its accessories by whatever cause, unless he proves that the damage was not caused as a result of negligence, fault or intent of himself or other persons for whom he is liable.

Any damage or defects must be notified immediately by the tenant to the manager, and paid for before departure.

The tenant is responsible for his company.

The tenant must avoid nuisance to others and follow instructions from the management. Misconduct may result in removal from the property without refund of rent.

The landlord is not liable for damage or injury caused to tenants, whatever the cause. Nor is the lessor liable for loss, damage or theft of property. Insurance of said risks is not included in the rental price, we advise you to take out the usual insurances before you travel.

The landlord will make every reasonable effort to make your stay as pleasant as possible. In the event of a wish or complaint, you should therefore contact the manager in the first instance. In the unlikely event that a fair complaint is not resolved, please inform the landlord as soon as possible, who will then seek a solution.

Pets are welcome only with prior permission.

Smoking is not allowed in the property.

For each booking, a security deposit of € 300.00 will be charged. This amount will be refunded within 14 days after leaving the property in good order. This also applies to any refunds.

The tenant is not allowed to occupy the rented property with more persons than agreed upon.

Our domain and houses are situated in 'rural' France. The life and expectations thereof are different from what one might be used to in the booker's country of residence such as slower internet, no cable TV, but also animals and insects present. We are not responsible for this and cannot be held liable in any sense.

If the tenant fails to comply with any obligation under this agreement and judicial and/or extrajudicial measures have to be taken by the lessor, all resulting costs, including the costs of legal assistance on the part of the lessor, shall be for the account of the tenant. All disputes shall be governed by Dutch law.
